listing properties best benefits the seller, and then, the buyer, and in case
of a co-broke, it will not alienate or harm the efforts of an outside realtor.
We keep intact the ability for outside realtors to co-broker a sale with us.

Does the HouseSmart Sales Company allow other real estate
offices access to a Sellers home?
The HouseSmart Sales Company will work with other real estate offices to get
your home sold. The HouseSmart Sales Company actively participates throughout
the selling process by answering or finding answers to any questions that a
potential buyer, and or their real estate agent, may have regarding the property.
This usually can lead to the acceptance of a purchase price in less time then
what might have been expected by the seller. This is known as co-brokering.
A co-brokered sale occurs when the efforts of two real estate brokers come together
to sell your home. It is known that co-brokering is the reason why most homes
are sold. A co-brokered sale can also occur between two different locations
of the same-named sake real estate office or franchise that has multiple locations.
There are always buyers looking around independently or working with a broker
to find a home. While homeowner(s) are thinking about selling their home. When
a Seller agrees to allow the HouseSmart Sales Company to do business with other
real estate offices, a commission rate is set and then offered out via the MLS.
This co-brokerage commission is jointly determined by discussing what is appropriate.
It is then authorized by the seller, as part of the listing agreement, for the
HouseSmart Sales Company to represent on the MLS that a co-broke commission
is being offered and paid by the seller. In case of a co-brokered sale, this
commission would be paid directly to the outside realtor, known as the co-brokering
office. Our competitors believe that the amount of money paid to a co-broke
realtor in a co-brokered sale is a reduction in income that they could have
realized. We do not think this way. We believe that co-brokering a deal (co-operation
between two realtors) should be welcomed by the seller and their listing agent
when an outside realtor takes the time and effort to show and sell your home.
By listing with the HouseSmart Sales Company, the seller in a co-brokered sale
will still save half the commission.
How much does it cost to list your property with
the HouseSmart Sales Company?
When priced correctly, properties placed in the marketplace, by using the MLS
listing service and the Internet, can receive accepted offers within a short
period of time. The MLS listing of your home or property will draw the attention
of potential buyers already working with realtors. Being listed on the Internet
can attract buyers not working with a realtor. These individuals go to the Internet
on a regular basis looking to find properties that are placed For Sale,
so that they can deal directly with the listing realtor. The HouseSmart Sales
Company fee for this service is a $1,000 dollars, payable in advance. A comparison
of our flat fee with the commission rates that our real estate competitors charge
clearly shows the advantage and savings that a seller can realize by using the

Tell me again. How much can I save?
If you are good at math, take what you believe your house or property will sell
for and multiply that number by a typical commission rate of 6%. This is what
you saved minus the listing fee of a $1,000 dollars that was paid when you listed

and authorization, has involved an outside realtor (co-broker) that introduced
the buyer to the home or property, which then leads to it being sold, you would
have already paid the HouseSmart Sales Company at the time your property was

the HouseSmart Sales Company will provide all the same services as outlined
in this booklet. When your Home or property sells, at the time of closing a
1% commission on the sale of your home will be due and payable to the HouseSmart
Sales Company. If a co-brokered sale is involved, the participating co-brokering
real estate office will be due their commission that was authorized by you to
be offered out to them at the time your home or property was MLS listed.
I understand the two options of listing for either
$1,000 dollars or for 1%. I also understand how a co-brokered sale affects my
ability to save, but do you have another option for bringing down the cost of
listing and selling my home?
Yes, the HouseSmart Sales Company will list your home or property, which involves
an initial setup charge. We will then charge a monthly fee for every month the
home is listed. The HouseSmart Sales Company is set up to receive credit cards,
so monthly payments can easily be made. Under this option, we will provide all
the same services as outlined in this booklet. Monthly charges stop upon signed
contracts between the seller and buyer. Additional cost to the seller can involve
payment of a co-brokered commission to the co-brokering real estate office that
introduced the buyer to the home or property.
